15 Dunham Place (11 Broadway) is a mixed-use project developed by L+M Development Partners and the Goldman Sachs Urban Investment Group in the South Williamsburg area of Brooklyn. The project consists of 160 affordable and market-rate residential units and approximately 35,000 square feet of commercial space and parking.

Tenants enter the residential building from Dunham Place through a landscaped courtyard into a dramatic double-height lobby space. The lobby features two living walls of greenery, architectural concrete panels and reclaimed hardwood ceilings. On the fourth floor there is a large rooftop open space accessible to all residents providing views of the East River and New York City skyline. Common areas also include a lounge and game room, fitness center, central laundry, a part-time lobby attendant, optional onsite parking, private storage and bike storage.

The commercial space, accessible on Kent or Broadway, includes a grocery store offering fresh food to the local community – an amenity lacking in the neighborhood due to high land and development costs. The grocery tenant supports the New York City Economic Development Corporation’s supermarket initiative, known as Food Retail Expansion to Support Health (FRESH). Additional ground floor space is available to a local restaurateur or community-based retailers.
